Structural Relationship between Factors Influencing Baby Boomers' Intention to Move into Silver Town: Mediating Effect of Desire to Move in

Abstract
Objectives: As an extended model of goal-directed behavior, the factors influencing Baby Boomer's intention to move into a silver town and the decision-making process were identified, and empirical analysis was conducted on whether the desire to move in had a mediating effect in the relationship between the preceding variables and the intention to move in. Through this, it was attempted to provide basic data necessary to establish implications and elderly welfare housing policies for silver towns.

Methods: The data collection was conducted through an online survey from February 9, 2021 to February 15, 2021. The subjects were baby boomers in the metropolitan area, and 400 effective samples were secured and analyzed using the SPSS/WIN 26.0 and AMOS 24.0 programs. Descriptive statistical analysis, reliability verification, and exploratory factor analysis were conducted, the suitability of the hypothesized model between variables and the coefficient by path were confirmed, and structural equation model analysis was conducted for hypothesis verification. In order to verify the mediating effect of the desire to move in, the effect size and significance were analyzed by decomposing it into total effect, direct effect, and indirect effect.

Results: Factors influencing Baby Boomer's intention to move into Silver Town were perceived behavioral control (t=2.461, p<0.01), prior knowledge (t=2.866, p<0.01), and desire (t=14.814, p<0.001), and the most important variable in explaining the intention to move in was desire (.745). The most influential variables in the desire to move in were positive anticipated emotion (.362), negative anticipated emotion (.349), and prior knowledge (.132), and it was confirmed that desire played a mediating role and had a partial mediating effect in the relationship between prior knowledge and intention to move in.

Conclusions: Baby Boomer's desire to move into a silver town has the greatest influence in forming the intention to move in and the desire has the greatest influence on positive anticipated emotion. Therefore, it is important to understand what positive anticipated emotion and prior knowledges are about silver town when establishing a housing policy for the elderly.
